The Hotel was opened for trading on 15 May 1996 and is situated in the northern perimeter of Brisbane’s South Bank. The Hotel’s location, adjacent to the Brisbane Convention and Exhibition Centre (BCEC), has made the Hotel an important source of hotel accommodation for delegates to conventions and conferences.

It has been designed as a strata-titled hotel and furnished in line with its deliberate positioning in the 4 - 4 1/2 star segment of the Australian hotel market. The Hotel contains 305 hotel room lots, reception, foyer facilities, conference rooms, gymnasium, restaurants, and bar facilities.

For management of the Hotel, BCCHD and Group have entered into a Building Letting Agreement, a Building Management Agreement as well as an Equipment Hiring Agreement with the Hotel; and a Hotel Management Agreement with Rydges. The Hotel has subsequently entered into an Administration Agreement with Ernst Body Corporate Management Pty Ltd (“Ernst”) in appointing Ernst as the Body Corporate Manager.

Rydges, one of the largest hotel operators in Australia, and a specialist operator in the 4 - 4 1/2 Star industry segment, manages and operates the Hotel on a day to day basis on behalf of BCCHD. All Rydges Hotels are linked through a Central Reservations System, the Internet and the travel industry’s Global Distribution System (GDS).

The strata scheme, named South Bank Hotel Room Rental Pooling Scheme, is registered with the Australian Securities and Investments Commission (ASIC), with BCCHD holding Australian Financial Services Licence (AFSL) number 264682. The scheme involves the payment by BCCHD to investors, pursuant to Pooled Rent Leases, of rental based on the profits derived from the operation of the Hotel.

As the responsible entity of the strata scheme, BCCHD is to ensure that the Hotel and strata scheme are properly managed, and to enable investors to have the benefit of the skills and experience of the Rydges hotel group. In operation the strata scheme, BCCHD and Group have entered into an Agreement to Lease in addition to Pooled Rent Leases with the investors.

Location of the Hotel
The Hotel is strategically positioned within South Bank to capitalise on one of Queensland’s most dynamic visitor attractions, the Brisbane Convention and Exhibition Centre. It is also positioned in close proximity to Queensland’s arts and cultural hub, comprising the Queensland Performing Arts Complex, the Queensland Museum, the Queensland Art Gallery, the Queensland Conservatorium of Music, and the Lyric Opera of Queensland.

The Hotel is located in close walking distance to public transport nodes such as the South Brisbane Railway station, bus stops and the Busway serving southern Brisbane, and the South Bank ferry terminal.

The Hotel
Opened for trading on 15 May 1996, the Hotel was designed specifically as a strata titled hotel. As such the overriding objective of the development has been to maximise the area allocated to income earning guest rooms to ensure the project generates a positive investment return. The Hotel comprises 11 levels of accommodation with three levels containing restaurants and bar facilities, reception and foyer facilities.

Rydges, one of the largest hotel operators in Australia, and a specialist operator in the 4 - 4 1/2 star industry segment, manages the Hotel operations. It is currently one of the largest hotel operators in Australia, with approximately 5000 hotel rooms under its management supervision.
